- A crack or a lifted slab is repaired visibly, or replaced in sections
- Some finishes are sensitive to de-icing salt

- Many small units, so movement shows as settlement rather than cracking

- Joints let water through, which the base has to be built to accept
- Edge restraint is essential and is where cheap installs cut

Why do patios around here settle after a few years?
Usually the ground rather than the paving. Much of this county sits on clay, which holds water instead of letting it drain, and water held in the frost zone lifts whatever is above it every winter. A base excavated to depth in free-draining material rides that out. A shallow base on clay does not, and no paver on top changes it.
Pavers or poured concrete?
Both work when the base underneath is right. The difference shows up when something moves: a poured slab cracks and the repair is visible forever, while individual pavers can be lifted and reset invisibly. On clay that moves seasonally, that repairability is worth more here than it would be somewhere stable.
Do I need a permit for a patio in Waukesha County?
It depends on your address and what is being built. Your city, village or town handles building and zoning. Waukesha County comes in on top where the parcel falls under the shoreland ordinance, which affects the lake communities rather than most of Brookfield or New Berlin. We confirm which offices apply before a design is finalised.
Can you work around an irrigation system and keep the lawn?
Routinely. Sprinkler zones, invisible fence and buried utilities all get located before anything is excavated, and heads that fall inside the work area are capped and reinstated. Some lawn damage along the access route is realistic on any project, and it is better discussed at the quote than discovered afterwards.

Will de-icing salt damage a new patio?
It can, depending on the surface. Some units and some natural stone tolerate de-icers well and others spall or stain, and the route from the drive to the door is the part that gets salted. It is worth choosing that area on salt tolerance rather than on how it looks in a yard on a dry afternoon.
